Real estate purchased under the applicable CBI routes is generally subject to a minimum seven-year holding period before resale under the Programme. Government fees, due diligence fees and property-related costs are additional.

OPTION 1 — DEVELOPER’S REAL ESTATE INVESTMENT

Minimum investment: US$325,000

The Developer’s Real Estate Investment route allows an applicant to purchase a qualifying unit or share in a Government-approved development.

The current minimum investment is US$325,000 per main applicant.

The investment is generally resaleable after seven years under the Programme.

OPTION 2 — PRIVATE REAL ESTATE INVESTMENT

Own your own qualifying property in St. Kitts & Nevis

The Private Real Estate Investment option provides an alternative for investors looking for a more individual property ownership structure.

Condominium or qualifying share

Minimum investment: US$325,000

A qualifying condominium unit or share in a development designated as Approved Private Real Estate may qualify.

Single-family private home

Minimum investment: US$600,000

A qualifying single-family private dwelling designated as Approved Private Real Estate may qualify for the Programme.

The property must have the appropriate CBI designation. Not every privately owned property in St. Kitts & Nevis qualifies for CBI purposes.

WHO CAN BE INCLUDED?

Spouse

The spouse of the main applicant.

Dependent children

Children under 18 may qualify. Dependent children aged 18 to 25 may also qualify where they are in full-time education and meet the Programme’s dependency requirements.

Dependent adult children

Certain physically or mentally challenged dependent children may qualify.

Dependent parents

Parents aged 55 or over may qualify where they are living with and fully supported by the main applicant, subject to Programme requirements.

THE APPLICATION PROCESS

1. Choose your investment

We begin by understanding your objectives — citizenship, property ownership, investment return, family planning or a combination of these.

2. Select an Authorised Agent

Applications must be submitted through a Government-authorised CBI Agent. St Kitts Nevis Realty can assist with the property side and coordinate with the appropriate authorised professionals.

3. Prepare your application

Your Authorised Agent will guide you through the required documentation, including identification, civil documents, financial information, police certificates and evidence of source of funds and wealth.

4. Due diligence

The CIU carries out comprehensive due diligence and background checks. Current fees are generally US$10,000 for the main applicant and US$7,500 for each dependant aged 16 or over.

5. Mandatory interview

The main applicant is required to attend an interview. This may be conducted virtually, in person in St. Kitts & Nevis or at another approved location.

6. Approval in Principle

If the application successfully passes the required checks, the applicant receives Approval in Principle.

7. Complete your investment

Following Approval in Principle, the applicant completes the qualifying investment.

8. Citizenship and passport

Once the investment and remaining requirements are completed, citizenship is granted and the applicant can proceed with the St. Kitts & Nevis passport application.

HOW LONG DOES IT TAKE?

The CIU currently indicates that the citizenship process generally takes approximately 120–180 days from submission/acknowledgement of the application, although individual cases can take longer where additional documentation or due diligence is required.

Property selection and preparation of the application take place before this period.

WHAT DOES IT COST?

The total cost depends on the investment route, number and age of dependants, property purchase price, government fees, due diligence fees, conveyancing, applicable property costs and other professional fees.

THE NON-REAL ESTATE OPTIONS

Sustainable Island State Contribution — From US$250,000

The SISC is a non-refundable contribution supporting the sustainable economic and social development of St. Kitts & Nevis. A contribution of US$250,000 can cover a single main applicant or a family of up to four qualifying persons. Additional contributions apply for larger families.

Public Benefit Option — From US$250,000

The Public Benefit Option allows investors to participate in approved projects designed to provide significant benefits to the people and economy of St. Kitts & Nevis, potentially involving infrastructure, economic development, employment, education, healthcare and other national development priorities.

CBI FREQUENTLY ASKED QUESTIONS

Can I get citizenship by buying any St. Kitts property?

No. Only property that qualifies under the relevant Citizenship by Investment regulations and has the required Government approval/designation can be used.

Is US$325,000 the price of every CBI property?

No. US$325,000 is the current minimum qualifying investment for certain approved real estate routes. Individual properties may be priced considerably higher.

Can I sell my CBI property?

Generally, qualifying real estate may be resold after the applicable seven-year holding period, subject to the CBI regulations and specific property structure.

Do I have to live in St. Kitts?

No. There is no mandatory residency requirement for maintaining citizenship.

Do I need to visit St. Kitts to apply?

Not necessarily. The mandatory interview can be conducted virtually or at an approved location, subject to CIU requirements.

Can my children be included?

Yes, qualifying dependent children can be included. Children aged 18–25 may qualify where they meet the Programme’s education and dependency requirements.

Can my parents be included?

Qualifying dependent parents aged 55 or over may be included where they meet the Programme’s requirements.

Is the US$250,000 contribution refundable?

No. The Sustainable Island State Contribution is a non-refundable contribution.

Can I apply without an Authorised Agent?

No. Applications must be submitted through a Government-authorised Agent.

Does buying a CBI property guarantee citizenship?

No. The purchase of qualifying real estate does not itself guarantee citizenship. Every applicant must satisfy the Programme’s eligibility, due diligence, interview and other requirements.
